The Representation and Limits of Sustainable Architecture in the Urban Regeneration: A Reading Through Düsseldorf / Kö-Bogen II Project

Sustainable architecture has become a powerful formal and symbolic tool for urban
regeneration. This study examines transformation of urban regeneration process as a remedial
intervention addressing adverse conditions created by Düsseldorf’s 19th-century
industrialisation. Kö-Bogen II building, a product of this transformation from Düsseldorf’s
automobile-oriented planning paradigm to a nature-centred one, is case study for this research.
Adopting qualitative research methodologies, study was conducted through literature review
and analysis of Kö-Bogen II’s sustainable design parameters. Findings indicate that it
possesses quality of a ‘living organism’ that meets sustainable design paradigms and actively
participates in environmental cycles. However, study highlights that, despite the building’s
strong representation of sustainable architecture, it also possesses potential for ‘Green
Gentrification’ triggered by the value appreciation it generates. This situation opens a
discussion on the critical point where the representational power of sustainable architecture
encounters urban boundaries such as social accessibility and socio-spatial stratification.
Consequently, true success lies beyond technical excellence and requires inclusive urban
policies as well.
